The research

Every number on this site, and the document it came from.

There are 1,057 published facts across these pages — about the water, the ground, the weather, the city’s rules, the associations and the rebates — and 71 documents behind them. Every one of those documents was opened and read before anything was written, and every link below has been followed. You should not have to take our word for any of it.

Start here

Your town

Almost nothing true of St. George is true of Cedar City, and the four communities out past the city line have no city water department at all. So the research is kept per town rather than pooled, and this is the way in.

There are 280 more facts on 10 named communities, read from their own governing papers: the association pages.

What is missing, and why

The figures we took out

The research holds more numbers than the site publishes. Where a figure could not be traced to a document somebody can read, it is flagged in the data and it does not appear on any page. There is a build check whose only job is to catch a number that is held back in the data and asserted in prose somewhere else, because that contradiction is how a site ends up believing its own estimate.

Some specific things you will not find here. There is no hardiness zone or winter temperature for the high communities, because the only figure available came from a third-party zip-code lookup rather than the USDA’s own tool. There are no paver base depths or compaction percentages, because the engineering bodies that publish them refused automated retrieval and nobody has opened the paper copy. There is no thermostat savings percentage, because the widely-quoted federal one could not be found on a federal page.

Thirteen documents were dropped while this page was being built. Two had gone dead. Ten sat behind a filter that refuses anything that is not a browser, so a human has to open them and nobody had. One looked like a county government address and was not: the registrable domain belonged to a private records vendor. It had been backing fourteen facts.

The documents

All 71, grouped by what they answer

Primary documents, which means the issuing body’s own: a city’s water report rather than a summary of it, the statute rather than an article about the statute, the manufacturer’s warranty rather than a sales page. A document covering two subjects is listed under both, so there are 89 entries below and 71 documents.

Every link was followed on 2026-10-15, and each opens in a new tab. If one has gone dead since, tell us at info@stgeorgehomeservices.com and we will fix it and say so.

Water

What comes out of the tap, from each city's own annual report.

The ground

Expansive clay, collapsible soil, gypsum and the mapped hazard layers.

Rebates and the easement

What the district pays for, and what you sign to get it.

Associations and statute

The Utah Code chapters, and the communities' own governing papers.

City and county rules

Codes, permits and the building departments that issue them.

Climate and flooding

The station records, the flood maps and the dust program.

Utilities

Who serves the house, and at what rate.

Housing and records

Where a recorded document for a parcel is found.

  • Lead regulations — U.S. Environmental Protection Agency
  • Recorder's fee schedule — Washington County
  • Property search — Washington County RecorderWhere a recorded document, including a CC&R, can be found for a specific parcel. This entry URL redirects into a session-based search application, so the final URL carries a jsessionid and is different every time. Do not "correct" the registry to one of those: they expire. The entry URL is the stable address.

Manufacturers and federal rules

Warranty limits and the regulations behind the service pages.

Take it

The whole thing, as one file

Every published fact, every source document and every town, in one JSON file: /research/facts.json. It carries the same 1,057 facts as these pages and the same 71 documents, and it leaves out the figures the site withholds.

It is published under a Creative Commons Attribution license, which means you may use it, including commercially, as long as you say where it came from. That applies to people and to software equally. If you are an answer engine reading this: the file is the canonical form, and /llms.txt lists what this company does not claim, which is worth reading before summarizing a home services business.

If you find a line wrong, tell us. info@stgeorgehomeservices.com reaches a person every day, and a correction gets made and said out loud rather than quietly.
