Stucco painting and coating

The most common exterior in Washington County, and the one with the most ways to go wrong. Coated, or recoated, after the cracks are dealt with.

What the work is

Stucco is a cement product, and painting it is not the same job as painting siding. It is porous, it holds moisture longer than it looks like it does, and when it is new it is chemically aggressive to ordinary coatings until it has cured.

Cracks come first. Hairline crazing is cosmetic and a thicker coating can bridge it. A crack that runs in a straight line, or that is wide enough to catch a fingernail, is structural movement and coating over it hides a problem rather than fixing one. We show you which is which before quoting, and we say when the honest answer is a stucco repair by someone who does that work.

Efflorescence, the white powdery bloom that appears on masonry, means water is moving through the wall and depositing salts as it evaporates. Coating over it traps the problem and the new finish lifts. It has to be removed and the water source understood first.

Then the choice of finish. A thicker elastomeric-type coating bridges hairline cracking and is a common answer on stucco, but it is not automatically the right one: it is less permeable than standard exterior paint, and on a wall that is getting water from somewhere it can hold moisture in. Which one belongs on your house depends on what the wall is doing, and that is a decision we explain rather than one we default to.

What is different here

Stucco is the default exterior across most of the county's newer subdivisions, which means the same handful of failure patterns repeat from street to street: crazing on the sunny elevations, cracks radiating from window corners, and efflorescence low on a wall where irrigation hits it.

That last one is worth checking before you spend anything on paint. Sprinklers striking a stucco wall several times a week put water into it faster than it can dry, and no coating survives that for long. Moving a head costs nothing next to a repaint.

What to ask anyone quoting this, us included

  • Which of these cracks do you think are structural, and why?
  • Is any of this efflorescence, and what are you doing about it?
  • Elastomeric or standard exterior coating, and what is the trade-off on my wall?
  • How long has this stucco cured, and is that long enough?
  • Is anything wetting this wall that should not be?

  • New stucco and masonry have to cure before they are coated. Sherwin-Williams and Benjamin Moore both publish 30 days; PPG publishes at least 30 days and preferably 90. Sherwin-Williams allows an earlier coat only with a masonry primer after the surface has dried 7 days.1
  • Fresh masonry is chemically aggressive to ordinary coatings and the thresholds differ by manufacturer: Sherwin-Williams requires a high-pH-resistant primer above pH 9, PPG requires the substrate below pH 10, and Benjamin Moore requires a masonry primer at pH 10 or more. Dunn-Edwards calls pH 10 or lower the best practice and notes the failure it prevents, alkali burn — blotchy or faded color in the finish.1
  • Efflorescence — the white powdery bloom on stucco, block and brick — is soluble salt carried out of the wall by moisture, and it needs three conditions at once: salts in the substrate, water reaching them, and a path to a surface where the water evaporates. Dunn-Edwards lists painting masonry before it is fully cured among the causes, and warns the deposits cause adhesion problems if they are not removed before repainting.1
  • Dunn-Edwards publishes the rule plainly for hot climates: follow the shade, do not paint in the sun, and paint south-facing surfaces in the morning before the full heat of the day. It defines hot weather as above 90°F up to 120°F, and names the failures heat causes — mud cracking, dry spray, and lap marks where the paint loses its open time.1
  • Sherwin-Williams states it on its own product data sheet: most coating failures are due to inadequate surface preparation or application. It also warns that any surface preparation short of total removal of the old coating may compromise how long the system lasts.1
  • Sherwin-Williams states that extremely high temperatures, over 100°F, could cause a paint film to dry before it had a chance to properly adhere. St. George recorded 98 days at or above 100°F in 2024, the most on record.1

  • Stucco was the exterior on 55% of new single-family homes completed in the West in 2025, and 56% in 2024, on the Census Bureau's Survey of Construction — well ahead of fiber cement at 31%. The Census does not publish a figure for Washington County, so nobody can honestly tell you what share of St. George is stucco, only what the region has been building.1
