Water-wise landscape

Read before you decide

• Artificial turf, measured: 200 degrees on a 98 degree day

The highest published synthetic turf surface temperature was recorded in Utah. Watering cools it for about five minutes. Here is where turf still makes sense, and what planted conversion does instead.

• Defensible space, water savings and your wildfire fee

Utah HB 48 took effect on January 1, 2026. If your property is inside the high risk boundary, a county officer now assesses an annual fee on it. The work that lowers your classification is mostly the same work that lowers your water bill.

• Getting a Level 2 charger installed here

The federal credit expired on June 30, 2026 and half the internet has not noticed. Which utility serves you depends on which side of the Virgin River you live on. And you probably do not need the panel upgrade you were quoted.

• Above the flood zone and still at risk

In 2005 the Santa Clara River destroyed about 30 homes at roughly half the 100 year flow. The mechanism was bank erosion, not rising water.

• A board's guide to converting common-area lawn

The hard part is not the landscape. It is the budget calendar, the reserve study, and a recorded easement that lasts forever. Here is the sequence in the order a board has to run it.

• Your HOA denied your project. Here is what the letter has to say.

Utah Code § 57-8a-109(4) requires a written denial to name the provision relied on and the specific part of your plan that fails it. Most letters do not.

• Can my HOA make me keep my grass?

Utah Code § 57-8a-231 and St. George City Code § 10-7-7 both limit how much lawn anyone can require. Here is what the documents say, section by section.

• The turf rebate, and the easement you sign for it

WCWCD pays $2 per square foot to remove lawn, with no published end date, plus $1 more on the first 1,000 square feet for projects finished between June 9, 2026 and June 1, 2027. The payment buys a perpetual, recorded easement on that ground. Both halves, explained.

• What actually grows here, and where you are

Santa Clara is half a zone colder than St. George and it is ten minutes away. Cold air pools in the river bottoms. And there is no approved plant list for the rebate, whatever anyone told you.
